Metro Jackson is one of the most livable and affordable
metropolitan regions in the country. It is an area where home
buyers can choose from a variety of sizes and architectural
styles that range from traditional to contemporary, Victorian to
southwestern, and bungalows to luxury homes. Choices are also
plentiful for residents who prefer the low-maintenance lifestyle
of renting.
There are many area apartment buildings; large,
upscale apartment communities, and everything in between. Town
houses and condominiums are also available. Whether you are
looking for a new, single-family house or a small, luxury
apartment, there’s a place for you in the metro area.
The Hinds County Community
The Jackson Association of Realtors’ Multiple Listing
Service (MLS) divides the metropolitan region into 11 acres. Six
of those areas-located in Hinds County, the hub of Metro
Jackson-are Clinton, southwest, west, north, northeast, and
northwest.
Clinton (Zone 1) is an area with public schools that have been
rated Level 5, for exemplary performance. Clinton has also been
rated one of the top retirement communities in Mississippi. In
Clinton, finding the perfect place at the perfect price is easy.
Neighborhoods in the area range from Clinton Park, where the
average home price is $90,750, to Olde Vineyard, where the
average price of a home is $257,100.
The median sales price in southwest Jackson (Zone 2) is $94,671.
This area features diverse neighborhoods such as Garden Park,
where the average sales price of a home is $54,740, to
Springwood Acres, where homebuyers pay an average of $242,780.
In west Jackson (Zone 3), the median sales price of a home is
$37,402, and average sales prices vary from $25,550 in the
Country Club subdivision to $30,700 in the Queens subdivision.
Downtown Jackson crosses Zones 3 and 4.
The average list price in north Jackson (Zone 4) is $49,968,
with neighborhoods ranging from Shady Oaks, where homes sell for
an average of $45,000, and Elmwood, where the average sales
price of a home is $57,160.
In northeast Jackson (Zone 5), homes sell for approximately
$172,170. In the Canton Club subdivision, homebuyers can expect
to pay around $84,180, but in Lake Trace, located less than a
mile from Northpark Mall, the average sales price is $166,470.
In northwest Jackson (Zone 6), which encompasses the territory
from Highway 49 North to I-55, the median sales price is
$118,713. Homes in Richwood subdivision sell for slightly more
than $114,900, while homes at Lakeover sell for approximately
$142,000.
The Madison County Community
Madison County (Zone 7), one of the fastest-growing counties in
the state, includes Canton, Flora, Madison, and Ridgeland. Zone
7’s median sales price, $279,115, is the highest in the metro
area.
In the Beaver Creek subdivision in Ridgeland, home buyers can
expect to pay an average of $92,600 for a home, but in
Annandale-where the Annandale Golf Club, host of the annual
Southern Farm Bureau Golf Classic, is located-the average sale
price is $281,860. The Ross Barnett Reservoir, with Spillway
Road providing access from one county to another, divides
Madison County and Rankin County.
The Rankin County Community
This community has grown more than 30 percent, according to
the 2000 U.S. Census. Rankin County is a transportation hub-with
the Jackson International Airport, as well as the convergence of
I-20, I-55, and Highway 49 South-leading to the area’s status as
a major distribution center.
The Reservoir area (Zone 8) includes the north side of the busy
Lakeland Drive corridor, where commercial offices, retail
stores, and subdivisions are popping up at a rapid pace. Barnett
Bend, which borders Fannin Road, has an average sales price of
nearly $86,930. Audubon Point-where multilevel homes dot wooded,
winding streets, many with waterfront views-has homes that sell
for about $232,205.
In Flowood and Pearl (Zone 9), located south of Lakeland Drive,
the median sales price is $87, 412. In Country Place, homebuyers
can expect to pay more than $204,250, but in Skyway Hills, the
average sales price is less than $63,770.
Well-established neighborhoods-such as Patrick Farms, built on
an 18-hole golf course, buffered by rolling, green hills-attract
many home buyers to the city of Brandon (Zone 10). The average
home price in Patrick Farms is $179,360. In the Raintree
subdivision, the average sales price is $141,080, but in
Eastgate, residents can expect to pay around $226,460.
With a median sale price of $119,153, Highway 49 South to
Florence (Zone 11) is growing and flourishing. Homes in
Eaglewood subdivision average $87,760, while homebuyers can
expect to pay approximately $168,900 in Brentwood.
